Asphalt Shingle Roof Replacement in West Seattle, WA (98126)
This project was a full asphalt shingle roof replacement for a single-family, one-story home in West Seattle (98126), covering the house roof, garage roof, and patio. The homeowner’s roof had reached the end of its lifespan and needed a complete replacement.
For the replacement, we installed CertainTeed Northgate shingles in Moire Black — a premium Class 4 impact-resistant shingle — delivering a bold, durable finished result built for long-term performance.
This one holds a special place for us: we originally roofed this same home back in 2005 for a previous owner. When the Mailanders purchased the property and the roof reached end-of-life, they chose to bring us back — and we were glad to be trusted with it again.

The existing roof had reached end-of-life and required a full replacement across the house, garage, and patio sections of the property.
Our Inspection Findings
Once we began assessing the roof condition more closely, we identified woodwork that needed to be addressed as part of the replacement.
Key findings included:
- 6 sheets of OSB requiring replacement
- 3 sheets of CDX sheathing that needed to be replaced
What We Did
This was a full tear-off and rebuild approach to ensure the new roof system was installed correctly from the deck up.
Roof replacement scope included:
- Full tear-off
- Replaced underlayment using 30 lb. felt
- Replaced existing skylight with a new skylight
- Added ridge vent for ventilation, along with a new metal kitchen vent
- Installed Ice & Water Shield on eyebrow sections and the patio
- Replaced pipe flashing with new lead flashing
- Replaced OSB and CDX sheathing as needed
- Final cleanup including a full magnet sweep

I didn’t find anything left behind. They even swept the lawn with magnets to get every last nail. I have already recommended them to two friends. I hope I never have to get a new roof but if I do they are the only company I will call.
