This project was a full asphalt shingle roof replacement for a single-family, two-story home in Seattle (98115), covering both the house roof and garage roof. The homeowner’s roofs had reached the end of their lifespan and were due for a complete replacement.
For the replacement, we installed CertainTeed Landmark shingles in Moire Black, delivering a clean, durable finished result built for long-term performance.

The existing roofs on both the house and garage were nearing end-of-life and needed to be fully replaced to protect the property going forward.
Our Inspection Findings
Once we began assessing the roof condition more closely, we identified woodwork that needed to be addressed as part of the replacement.
Key findings included:
- 5 sheets of OSB sheathing requiring replacement
What We Did
This was a full tear-off and rebuild approach to ensure the new roof system was installed correctly from the deck up.
Roof replacement scope included:
- Full tear-off
- Replaced underlayment using 30 lb. felt
- Added 10 RVO38 roof vents for ventilation, along with 2 new bath vents
- Replaced pipe flashing with new lead flashing
- Installed w-valley metal flashing
- Installed roof-to-wall metal flashing
- Replaced OSB sheathing as needed
- Final cleanup including a full magnet sweep

The roof needed more repairs than we thought so I expected the bill to be a thousand dollars more than the quote. It was only 200 more and I was thrilled. The clean-up was perfect. I didn’t find anything left behind. They even swept the lawn with magnets to get every last nail. I have already recommended them to two friends. I hope I never have to get a new roof but if I do they are the only company I will call.
