This project was a full asphalt shingle roof replacement for a single-family, single-story home in Seattle (98126). The homeowner’s roof had reached the end of its lifespan and with insurance requirements also in play, getting the replacement done correctly and on time was especially important.
For the replacement, we installed CertainTeed Landmark shingles in Burnt Sienna, a warm, classic color that gives the home great curb appeal while delivering the long-term durability the homeowner needed.

Homeowner’s Challenge
The existing roof was nearing end-of-life, and the homeowner also had insurance requirements that needed to be met as part of the replacement. That meant the work had to be done right with proper documentation and a roof system that would satisfy the insurer’s standards.
Our Inspection Findings
During our inspection, we identified several sections where OSB sheathing needed to be installed before the new roof could go down. Addressing the deck first is always important. It ensures the new shingles have a solid foundation and that the finished roof performs the way it should for years to come.
What We Did
This was a full tear-off and rebuild approach to ensure the new roof replacement system was installed correctly from the deck up.
Roof replacement scope included:
- Full tear-off
- Replaced underlayment using 30 lb. felt
- Added ridge vent for ventilation
- Replaced pipe flashing with new lead flashing
- Installed new metal flashing in the valleys and roof-to-wall areas
- Installed Ice & Water Shield around all penetrations for added protection
- OSB installation in sections requiring new sheathing
- Final cleanup including a full magnet sweep

I didn’t find anything left behind. They even swept the lawn with magnets to get every last nail. I have already recommended them to two friends. I hope I never have to get a new roof but if I do they are the only company I will call.
